Bio: I have been in real estate sales since 1986. During that time I have sold over 800 properties. A Seller would enlist me to sell their home for the following reasons: 1- Our company has a TV show that exposes a home to more potential buyers where other real estate companys don't have this marketing tool. 2- I use a virtual tour for the properties I list. In most areas, Realtors are choosing not to use this marketing vehicle. A Seller should insist on their agent using this marketing method because it exposes the home to potential buyers in a way that helps expose the layout of the home in more of a multi-dimensional way. Sellers who are not receiving this form of exposure are not getting the most "Bang" for their commission dollars spent! 3- Active marketing. I personally spend approx. 2 hours per day prospecting over the phone for buyers for my properties I have listed. I call neighbors in the surrounding area, target markets for the home, other Realtors, and my past clients. 4- E-mail marketing to Realtors who have potential clients for my listings. 5- Mail out just listed postcards. 6- Provide feature sheets in a feature sheet box on the sign. 7- Provide the Seller with an indepth market analysis when setting the price. 8- I average about 45 homes sold per year. 9- I am a full time professional Realtor. 10- Negotiating expertise. A Buyer would enlist me to sell their home for the following reasons: 1- I provide an indepth market analysis for each proeprty I show. This helps the buyer get a good idea for the pricing of a property. 2- When showing the property I will provide insight into the mechanics of the home. 3- Negotiating expertise. 4- Follow-up after an accepted offer. 5- Help with finanacing alternatives. 6- Automatic prospecting emails for new listings and price changes.
