Bio: 1st Choice Home Inspector conducts a thorough 500+ point evaluation of the home that can help you understand the home’s current condition. What to expect during the inspection? Your home inspection will take about 2-1/2 to 3 hours. You are encouraged to attend the inspection. It is a great chance to learn more about your house, ask questions, learn of potential problems, and get a feeling of confidence about your investment. We specialize in home inspections in the Omaha, Council Bluffs metro area. We inspect the exterior. We are looking for things such as structural cracks, moisture penetration, (using moisture meter) proper drainage, safety hazards, driveway and sidewalk heaving etc. We inspect the interior of the house room by room, including attic and basement. We are looking for such things as structural cracks, moisture penetration, stains on ceilings and walls, door and window functionality, proper electrical wiring and plumbing, proper ventilation, insulation, structural defects such as improper bracing, etc. We inspect the roof for cracks, missing shingles and damage caused by high humidity and protruding vents, as well as provide an assessment of how much life it has left. During our inspection of the cooling system, we will look for such things as proper sizing of equipment for the square footage of the home. We will check the evaporator coils, the compressor and the blower, in addition to performing a temperature differential test on the system to make sure it is running properly. For the heating system we are inspecting for things such as gas leaks at the supply connection and fittings and carbon monoxide seepage, using the TIF 8800A Combustible Gas Detector which detects. Acetylene 50 ppm, Iso-Butane (R600a) 500 ppm ,Methane 500 ppm ,Ethane (R170) 500ppm, Propane (R290) 500 ppm, Ethylene 500 ppm, Hydrogen 500 ppm, Methyl Ether 5 ppm, Vinyl Chloride 5 ppm, Methyl Chloride 5 ppm, Hydrogen Sulfide 5 ppm, Acetone 50 ppm, Methanol 50 ppm, Ammonia (R717) 20 ppm, Gasoline 1 ppm, Chlorine 1 ppm and Carbon Dioxide 500 ppm. We also inspect the blower, filter, drain lines and thermostat. We inspect the plumbing system for proper drainage, supply leaks, and waste leakage. We inspect for proper ventilation of all components and inspect for cross connections and improper or lack of maintenance. The water heating system is inspected to see if it is up to standards. We also inspect all built-in appliances to make sure they have been properly maintained and are functioning properly through normal operating cycles.
