Carolyn opened her own brokerage company Total Choice Realty Inc, 5 years ago addressing the needs of her sellers throughout the Atlanta area that felt paying 6 - 7% commission was too much to pay for the sale of their property. Sellers have long been unhappy with the real estate profession. Their basic complaint stems from the disparity of work performed by the two sides. A typical commission of 6% is usually shared by the listing agency and the selling agency. What the Seller sees is the selling agent doing the majority of the work. Sellers have long said they have no qualms about paying a "co-op" commission to the agent bringing the buyer. Just ask any 'For Sale By Owner' if they are willing to "co-op" and 9 out 10 will say YES. Their problem has been with the listing agency, which in their eyes did little or nothing to facilitate the sale other than "list" the property. They felt that half of the commission was just too much to pay for a listing. With the fee-based concept, everyone is happy. The Sellers saves thousands in real estate commission; the "co-op" agent receives the same commission as with a traditional brokerage and we receive a flat fee to list the property.
